MEANING OF BUILDING WORK: Please note that you are required to
disclosure building work that has been undertaken in the last 7 years. This includes works
that may have been done by previous owners. Please note that "building work"
includes building works that didn’t require a building permit
and works that you may consider to be minor. There
is also no value threshold on works that must be disclosed and includes works that were done by
you or by a contractor. Building work includes, among other things for example, kitchen and
bathroom renovations, re-stumping, re-roofing, replacement of windows, moving walls, and
building or replacing pergolas, decks and sheds. If you are in any doubt about whether works
done at your property should be disclosed it is extremely important that you please contact us
to discuss further.
IMPORTANT INFORMATION IN RELATION TO BUILDING PERMITS: If you are unsure whether any (or how many) building permits have been obtained in the last 7 years it is possible for us to obtain a Building Certificate from the local Council which provides this information. These Certificates cost around $60 and take up to 7 business days to be processed. Please bear in mind that if you choose to order such a Certificate we will not be able to complete your contracts until the Certificate has been returned.
If you do not disclose to the purchaser all building permits that have been obtained in the last 7 years they could potentially avoid the contract. If you are unsure, to negate this risk, we suggest that you instruct us to order a Building Certificate on your behalf.
